"The Market Is Promising" — The Sentence That Cost Investors Millions: What Real Retail Demand Analysis Reveals

"The market is promising." Few sentences have cost investors in our region more money than this one. It is said in majalis and boardrooms, on drives past busy streets and full restaurants — and it is an impression, not a measurement.

Impressions mislead in systematic ways. A crowded street is not purchasing power — footfall and spending are different numbers. A district that "has no supermarket" may in fact have no customers for one. The success of a single café pulls five imitators into the same street until all six starve. Build on impressions and you are anchoring millions to an anecdote.

Real market research replaces the anecdote with measurement: catchment population and income levels; actual spending patterns by category; demand gaps — which needs are underserved and which are saturated; consumer behavior shifts, including how much of each category has moved online; and competitor supply — not only what exists, but what is already licensed and coming. Across the GCC, Levant, Egypt, and Turkey, these numbers change from district to district; national averages are where bad decisions hide.

The behavior shift matters most right now. Across our region, the purchases that can move to a phone are moving; what keeps growing physically is what a phone cannot deliver — dining as social life, family entertainment, services, experiences. A young, family-centered population makes this region unusually rich in exactly that demand. Research tells you precisely which of these gaps your location can win.

And there is a constructive criticism our region should hear: too much capital chases what is already visible — another café street, another fashion strip — while measured demand sits underserved in family entertainment, healthcare-anchored retail, and quality F&B in secondary cities. Evidence-based demand analysis is how capital finds the communities that are actually waiting for it. That is profit and development in the same act.

At RETAILBIG, market research and retail demand analysis is the foundation of our Strategic Positioning & Leasing service — studying consumer behavior and demand across the GCC, Levant, Egypt, and Turkey, sharpened by 16+ years and 600+ delivered projects that showed us how measured demand behaves after opening day.
